BMV (Below Market Value)
It doesn’t matter what you sell, or what you buy: the basic business model never changes. You buy low (or cheap) and sell high (or dear).
That’s it.
So, as a property investor you should never pay full market value for a property!
You can, and probably will, pay the full asking price, but only if the asking price is discounted from the OMV. (Open Market Value)
There are plenty of discounted properties around, usually always offered by motivated sellers. You can source and find these yourself or buy the information from a lead sourcer.
There is a substantial business now for professional lead sourcers as many, if not most, of property investors don’t have either the time or inclination to find their own BMV deals.
This is one of the most interesting and rewarding aspects of property investment.
